One of the key aspects to selling your home is good marketing (or packaging). Have you ever considered ‘packaging’ your home up with a ‘clean bill of health’ before selling?

To some people reading this, getting an infrared report prior to selling their house may sound like a waste of money, but it could really work in your favor and move the property faster. Let’s take a look at how thermal imaging moisture could assist in the sale of your home….

1) Clever Marketing idea. Selling your home can take time, and some people’s homes sit there for months and they can’t sell it! One option is to ’get creative’ with your marketing… so how do you think “THIS HOME HAS PASSED A THERMAL IMAGING INSPECTION” would look in your advertisement? The main fear of Aussie home buyers is buying a damp home, or a home full of termites… so why not eliminate that fear for them!

What about “THIS IS A HEALTHY HOME”… how would that look in your marketing? Simple and effective! If there is no moisture, it generally means no mould growth. This is a big selling point to a family with young kids.

2) More and more Aussies have wised up to the idea that a thermal imaging inspection prior to signing the dotted line is a wise move to make… so the chances they are going to find out about a leak in your home (if there is a leak) are pretty good. How about you find it first and get it fixed (or tell the buyer up front), so your sale goes through without a hitch?

3) If you’re selling, the chances of the buyer trying to bargain you down are pretty good, then they make the offer subject to a moisture or building report. If they do find signs of moisture, get ready to see a low ball offer flying your way… that’s if they don’t pull out altogether! Eliminate all chances of losing the sale as you can.

What if a problem is found in the building inspection prior to selling?

The advantage of telling them about any issues up front is this…. you can say something like “these are the issues, and we’ve already factored them into the original price we listed the home for”. A potential home buyer will appreciate the fact you told them about it, and feel more ‘in the loop’. This can certainly work in your favour.
