Infrared Thermal Imaging used for Building Inspection Sign Off

Before getting on the wrong side of your council building inspector, consider infrared thermal imaging first to strengthen your case.

If someone has added onto the original home you live in (or home you’re looking to buy), but didn’t get it signed off by the council, then you know they are going to want some evidence that the constuction is correct before they approve it. So how can you possibly tell what’s behind the walls short of ripping them down?

Infrared thermal imaging can certainly assist in the process of getting your building inspection sign off. In the case of the infrared image below, this was a ’finished’ stand alone dwelling added to the property, and the council building inspector wanted to confirm that the timber framework behind the plaster board was placed correctly, and that there was no leaks behind the wall before approving it.

It only makes sense that tearing down the walls would be the expensive option. Thermal imaging will reveal right away how framework is placed behind the walls, and if obvious leaks and moisture is present.

The report I created for this particular inspection (using thermal imaging photos and moisture content readings) was enough to satisfy the council building inspector that the construction behind the plaster board was fine.

When buying a home is Australia, your pre purchase research should show up any ‘unfinished’ work on the property. Do not buy the home until you inspect it with thermal imaging… because there may be a reason why it wasn’t signed off in the first place!
