How to Locate Underground Leaks
Beware of plumbers telling you they’ll find your underground leak if they haven’t got the correct equipment… you might end up with a huge bill by the time they eventually find it!
Using a professional to locate your leak is obviously the smartest option. Here’s how it’s done:
Firstly, eliminate the following: Dripping taps, toilets that are leaking, pressure control valves that are leaking etc. Once these have been inspected the leak detection can start.
1. Find the general area with a listening pen. The SEBA HL4 is a good example of this device.
2. The underground pipe is then tracked using a transmitter that is attached to the pipe and the located using a receiver. The transmitted frequency is 8khz or 33khz. There are a number of good transmitters and locators available.
3. A line is then marked on the ground (grass, concrete, paving stones, tar) to indicate where the pipe runs. The receiver also indicates the depth of the pipe.
4. The water to the property is then turned off and a forming gas is pumped into the pipe usually through a garden tap under a low pressure so as not to spread over to big an area (Forming gas will be explained in the next section)
5. A forming gas detector is then turned on and moved over where the pipe has been located. When the detector nears the gas an alarm is activated and increases in intensity the closer the detector gets to the leak.
6. Under concrete, tar and often paving it is necessary to drill small holes along the pipe to aid the escaping gas before it spreads over to big an area.
7. A ground microphone is used to confirm a leak under concrete or tar. Most times a ground microphone is sufficient if the leak is large enough.
8. Once the leak has been found the area can be excavated and the pipe repaired.
The above is the quickest way to detect leaks.

$800,000 that was what we had signed up on, it was a huge 5 bedroom house we were going to buy. We received a very professional and prompted service saved us from buying this property which was a leaky home. Nearly every room had a leak or excessive moisture. We can't thank him enough and every home buyer no matter how much they like the house must get this company in to do the Thermal imaging. It may save them hundreds of thousands of dollars like they did for us and stress that would of come with it. John S
As first home buyers we were eager to ensure our investment was going to be a secure one. The inspection and report was thorough and easy to understand, and most importantly uncovered a worrying presence of moisture throughout the house, much of which was not obvious from a purely visual inspection. Thanks for saving us from buying a lemon. Ben H
A late decision to have our house tested for leaks before repainting was very wise. Numerous leaks were found between old pitched and flat roofs on a large build-on. Advice about the flatroof edging was appreciated. A big surprise was the nail hole in the roof above my bed that was letting in water. Money well spent. The inspector was pleasant and very professional in his work. Pauline F
Very Professional, thorough and on time. Priced well. Alex S
The inspector responded to my email query stunningly quickly, and I was so glad it suited him to do the moisture detection inspection on the very same day! Thanks to the thermal imaging device, we were able to see our house had no moisture issues. Yay! He also managed to pinpoint the location of a small leak that had potential of becoming a problem. Now that we know where and how small it is, we can get the roof patched up and not worry about replacing the whole roof. It was a small investment for a peace of mind (in our case, luckily!). If you're thinking of getting your house checked, don't waste your time any longer – call these guys. They are nice to deal with and know their stuff. Mari P
Very thorough inspection - identified a few problems we need to resolve before we list our property for sale, confident will then be a water tight dwelling. Rob F

I contacted an inspector hoping to track a leak in our ceiling. A leak that has survived partial re-cladding of the house, the windows being sealed and plumbers in to inspect the roof. A very prompt informative and professional visit ensued. The inspection discovered the source of the persistent leak. We now feel the integrity of our house will be maintained before any damage occurs. I would highly recommend this procedure. Maxine E
